What is a valuation survey?
A valuation survey is an independent assessment of a property’s market value, carried out by a qualified RICS valuer. It provides an objective opinion on what a property is worth at a specific point in time, taking into account factors such as location, size, condition, and comparable sales in the local area. Unlike a full building survey, a valuation focuses solely on determining value rather than identifying structural issues or defects. Valuation surveys are commonly required for mortgage lending, taxation, probate, insurance, or shared ownership purposes – offering reassurance to both property owners and financial institutions that the valuation is fair, accurate, and professionally verified.

Valuations
Market Valuation Report
A concise report prepared by a RICS-registered valuer, providing a professional market valuation of your property. We recommend having a registered valuer with thorough local knowledge conduct the property inspection, as it is essential to understand not only the property’s construction but also any geographical, historical, and environmental factors that could impact its value.
Help to Buy Valuation
This independent valuation report is for properties purchased through the various Help-to-Buy Schemes. The inspection will be conducted by one of our RICS-registered valuers, each bringing considerable local expertise and experience.
Shared Ownership Valuation
This valuation report is essential if you plan to sell your shared ownership property or purchase additional shares (staircase).
Lease Extension Valuation
This valuation determines a fair price for extending your lease. After inspecting the property, our valuer will calculate the premium for both statutory and informal lease extension options. Key factors, such as the remaining lease length and ground rent, will be considered to assess the current market value and the anticipated increase in value once a new lease is granted.
Inheritance Tax (Probate) Valuation
This valuation is required for inheritance tax (probate) purposes under s106 of the Inheritance Tax Act 1964
Capital Gains Tax Valuation
A valuation prepared for Capital Gains purposes, by Section 272 of the Taxation of Chargeable Gains Act 1992.
