Homebuyers Survey
RICS Homebuyer Report Level 2 Survey (and Valuation)
The Homebuyer Report is the most common survey, suitable for most properties built with conventional materials. This report highlights any issues that might impact the property’s value and includes the surveyor’s recommendations for repairs and maintenance.
It features easy-to-understand, color-coded ratings (using a traffic light system) to show the condition of different parts of the property, identifying areas that need immediate or future attention. It also flags any legal issues to address before you complete your purchase.
Building Survey (Level 3)
Often called a full structural survey, the Building Survey is technically the most detailed survey available. It’s ideal for older or larger properties, those made with non-traditional materials, or buildings that have undergone major changes. It’s also useful if you’re planning significant renovations.
This survey provides an in-depth analysis of the property’s structure and condition. The surveyor conducts a hands-on, thorough inspection, covering the building and its services. The report details any defects and offers advice on necessary repairs and ongoing maintenance.
New build ‘snagging’ report
When buying a new property, it’s important to ensure it meets expected quality standards, with no damage and all fittings in working order. Our snagging report provides a comprehensive pre-occupation inspection, including photographic documentation of any identified issues. This report allows you to confirm that the developer addresses any necessary repairs or adjustments before you move in. We conduct thorough internal and external inspections, covering permanent outbuildings and hard landscaping, such as paved areas.
